Are you licensed?
Yes, I earned my Affiliate Broker's License in January 2007 and my Broker's License in April 2018. -
Can I reach you after hours?
For emergencies, yes. Otherwise, business hours are Monday - Friday, 10:00 a.m. - 4:00 p.m. and by appointment only. Please update our business hours anywhere else they may be posted on the website. -
Can you put the money directly into my account?
Yes, all rent proceeds are sent by direct deposit via ACH. -
Do I get to see the lease or sign it?
You will be provided with a copy of the executed Lease Agreement. Your Property Manager will handle everything else! -
Do you sell real estate too?
Yes, I work with clients, investors, friends, and family to help them buy, sell, and am always keeping an eye out for potential investments. -
How and when do I get my checks?
Rent proceeds are sent on or around the 15th of each month. We do our best to send funds out as early as possible, it just depends on how the days fall on the calendar. -
How is rent collection handled?
Residents may set up automatic payments through their resident portal, or pay by mail or our dropbox. -
How long of a lease do you sign?
Typically we write our leases from 11-13 months, based on the time of year and the date the lease begins. Shorter and longer lease terms can be negotiated as part of any transaction. -
How much security deposit do you charge the resident?
Typically it is the same amount as the rent. -
How soon can you start managing my property?
As soon as you have completed all paperwork and provided funds for your reserve as well as a key to the property. We can move as fast or as slow as you're comfortable with! -
What type of properties do you manage?
We specialize our focus in the East Nashville and Inglewood market as well as the Greater Nashville area. Any type of privately-owned single or multi-family residence including duplexes, triplexes, quadruplexes, and attached or detached horizontal property regimes (HPR's). We will manage anything from a "tiny house" to a mansion! However, we do not typically manage apartments, condos or townhomes that are part of an HOA. -
What type of reports do I get and how often?
You will receive a monthly statement on or around the 15th of each month as well as an end-of-year statement recapping January 1 through December 31 at the end of each year. Through your Client Portal, you have access to live accounting anytime. And each year, you'll receive a 1099 by January 31st. -
Who holds the resident's security deposit?
We hold the security deposit in a government-insured trust account with our banking institution as required by law.
