Q: Are you licensed?
A: Yes, I earned my Affiliate Broker’s License in January 2007 and my Broker’s License in April 2018.

Q: Can I reach you after hours?
A: For emergencies, yes. Otherwise, business hours are Monday - Friday, 10:00 a.m. - 5:00 p.m.

Q: Can you put the money directly into my account?
A: Yes, all rent proceeds are sent by direct deposit ACH.

Q: Do I get to see the lease or sign it?
A: You will be provided with a copy of the executed Lease Agreement. Your Property Manager will handle everything else!

Q: Do you sell real estate too?
A: Yes, I work with clients, investors, friends, and family to help them buy, sell, and am always keeping an eye out for potential investments!

Q: How and when do I get my checks?
A: Rent proceeds are sent on or around the 15th of each month. We do our best to send funds out as early as possible.

Q: How is rent collection handled?
A: Tenants may setup automatic payments through their tenant portal, or by mail or our dropbox.

Q: How long of a lease do you sign?
A: Typically an 11-13 month lease term is recommended. This will be based on the time of year and the date the lease begins.

Q: How much security deposit do you charge the tenant?
A: The same amount as the rent.

Q: How soon can you start managing my property?
A: As soon as you have completed all paperwork and provided funds for your reserve as well as a key to the property. We can move as fast or as slow as you’re comfortable with!

Q: What type of properties do you manage?
A: Any type of privately-owned single family or multi-family residence including duplexes, triplexes, quadruplexes, condos, townhomes,
and attached or detached horizontal property regimes (HPR’s). We will manage anything from a “tiny house” to a mansion!

Q: What type of reports do I get and how often?
A: You will receive a monthly owner’s statement around the 15th of each month as well as an end-of-year statement recapping January 1
through December 31 each year. Through you Owner Portal, you have access to live accounting throughout the month.

Q: Who holds the tenant security deposit?
A: We hold the security deposit in a government-insured trust account with our banking institution as required by law.
